What Is Useful to Tell Us
None of this is essential, and nothing here changes whether the visit is free. It just means we arrive knowing what to look at.
- Which rooms or which elevations. Even a rough list. Interior, exterior, cabinets or a mix.
- Any surface you already know is a problem. Peeling on a south or west wall, a water mark on a ceiling, cracked stucco, a soft window sill, drywall damage behind a door.
- Whether the colour is changing. A colour change, or dark over light, usually means two coats plus a primer, and that is one of the larger swings in a price.
- Roughly when it was last painted. Five to ten years is the normal exterior cycle here, so the age of the last coat tells us a lot about the prep.
- The year the house was built. If it is pre-1978 we plan lead-safe testing and containment in from the start. We are an EPA Lead-Safe certified firm.
- Access notes. Gate codes, dogs, steep ground, a second storey, or a stretch we cannot park near.
The estimate visit takes roughly 30 to 60 minutes for an interior, longer for a full exterior, because we measure paintable wall and ceiling area and count the trim, doors and windows rather than pacing the outside of the building.
