Homes here are built to face the Colorado National Monument, which means large south and west elevations with big windows and no shelter at all. That is a beautiful room to sit in at five in the afternoon in June, and it is several hours a day of the local UV index. It is also several hundred square feet of wall taking direct, unfiltered high-altitude sun for hours a day, every day.

Those elevations fade and chalk faster than anything else we paint in the valley. We have seen Redlands homes where the Monument-facing wall needed recoating while the street side was still perfectly sound.

We plan larger Redlands exteriors for late spring or early autumn and build in slack for weather, rather than starting something we might not be able to finish cleanly. As a rough guide, a three thousand square foot two-storey exterior with normal repair runs seven to twelve working days: two for washing and dry-down, two to four for scraping, priming and caulking, and the rest for two finish coats plus the trim.
