As a painting contractor in Clifton we work across a lot of the valley’s established family housing, and that shapes the job more than the postcode does.

We have worked here since 2011, your estimate is free, and there is no pressure to book.

Layers of paint

What a painting contractor in Clifton finds most often

Much of Clifton was built between the 1960s and the 1990s. That is not a criticism, it is solid housing stock. But it means most exteriors we look at here have been painted three, four or five times already.

Layers of history are the main variable on a Clifton exterior. You cannot read them from the street, but they show up quickly once washing and scraping starts: film build on the trim, edges lifting where an old coat went over dirt, powder where a coat has chalked out.

That is why our Clifton estimates are built from what the walls are doing rather than from square footage alone. We wash a test area, check adhesion, and price the scrape, feather and prime work as its own line. It is the part of the job that decides whether the finish lasts five years or the full guarantee period, so it is the part we quote in detail.

Common findings

What we actually find on Clifton homes

Chalking on south and west elevations, where the previous coating has broken down to powder under the region’s UV index. That has to be washed and often bonding-primed, because new paint will not stick to powder.

Failed caulk at window and door surrounds, which is where water has been getting in for years.

Interior drywall that has moved with the house. Nail pops, settlement cracks at window corners, and previous patches that were filled but never texture-matched.

None of that is unusual and none of it is a disaster. It just needs doing, and it needs to be in the quote rather than discovered afterwards.

Scaling the scope, not the standard

Plenty of Clifton jobs are planned around a set budget, and that is a straightforward conversation to have. If the number is tight, we scale the scope. Paint the elevations that are failing this year and leave the north side until next. Do the exterior now and the interior later. Do the kitchen and hallway properly rather than every room thinly. The preparation stays the same on whatever we do touch, because the prep is what the nine-year guarantee is written against.

Exterior sequencing

South and west first

Those two elevations do most of the weathering, so doing them a year ahead of the north and east side is a sensible split rather than a compromise.

Colour choice

Body colour close to the existing one

A small colour shift can cover in one finish coat over sound, washed paint. A dark-over-light change needs primer plus two coats.

Trim focus

Trim only

On a house where the siding is still sound, fascia, sills and door surrounds are where the failure starts. Doing just those buys years for the whole envelope.

Interior traffic areas

Eggshell in the traffic areas inside

Hallways, stairwells and kids’ rooms take a wipe down in eggshell. Flat in those spots marks the first time something brushes it.

What we check before quoting a Clifton home

We would rather find things at the estimate than halfway through the job, so the walk-round here is thorough.

1

Is the existing coating chalking? Rub a hand along a south-facing wall. If it comes away powdery, that wall needs washing and probably bonding primer before anything else.

2

Is the caulk intact? Open joints at window and door surrounds mean water has been getting in, sometimes for years. Sometimes there is repair needed behind them.

3

Is there bare wood? Exposed timber on trim, fascia or siding ends needs priming, not just painting.

4

How many previous coats? Heavily built-up paint on older trim sometimes needs stripping rather than another layer, because the profile has disappeared under six coats.

5

What is the drywall doing inside? Nail pops and corner cracking tell us how much interior prep is really needed.

Work we do most often in Clifton

Exterior repaints on established homes. Interior repaints. Drywall repair and texture matching. Cabinet refinishing, which is the highest-value kitchen upgrade available at this price point. Deck and fence work. Paint is Sherwin-Williams or Benjamin Moore on every one of those: 100% acrylic on exterior siding, washable eggshell on interior walls that see traffic, flat on ceilings, and a waterborne enamel on trim and doors so it can be wiped without burnishing.

Getting the most for a set budget

If you tell us the number you have, we will tell you honestly what it buys.

Sometimes the answer is the full exterior. Sometimes it is two elevations now and two next year, which is a perfectly sensible way to do it and costs slightly more overall but keeps the house protected. Sometimes it is doing the interior properly rather than the exterior thinly.

The prep stays in either way. Washing, scraping to a sound edge, priming bare material and caulking the joints is the work the coating relies on, and it is what the nine-year written guarantee is written against. Everything else in the scope can move.

Cabinet refinishing, the best value job in a Clifton kitchen

If you are weighing up what to spend money on, this is usually the answer. Most Clifton kitchens have solid cabinet boxes and doors that are dated rather than damaged. Refinishing those costs a fraction of replacement, takes under a week rather than over a month, and changes how the whole room reads. Replacement only makes sense when the boxes themselves are failing or the layout is the actual problem.

How the refinish runs: doors and drawer fronts come off and get labelled, hinges and handles come off rather than getting cut around, every surface is degreased because kitchen film stops paint bonding, then scuff-sanded, primed with a bonding primer, and sprayed with a waterborne alkyd enamel that levels out as it cures and hardens enough to take daily use. Boxes and face frames are done in place. Doors go back on once the finish has cured rather than the day it is dry to touch.

We will look at your boxes and tell you which of the two situations you are in before you spend anything.

Common questions from Clifton customers

Can you do it in stages to spread the cost?

Yes, and we will help you work out which elevations need doing first.

No. Nothing upfront, ever.

It is itemised: wash, scrape and feather, priming, caulking, coat count, product and sheen per surface. You can see the cost of each part and adjust the scope before you commit.

Yes, that is always the right order. Fresh paint sharpens a bad patch rather than hiding it.

Yes. We test the match on a board first, then paint over it, so the repair does not read as a different surface under window light.
