1. Linear feet of cracking

Counted, not estimated by eye, and split between hairline cracks and anything wider than a sixteenth of an inch. Hairline cracks under a sixteenth of an inch are normal thermal movement and sealed at the next recoat. Wider or growing cracks mean water is already getting in.

2. Area of hollow or delaminated stucco

Anything that has come away from the lath behind it, identified by a hollow sound when tapped, is a bigger job than a surface fill. That area needs to come back to sound lath, sometimes including new lath and a scratch coat, before any patch goes on.

3. Texture complexity

A modern knockdown is quicker to match than a 1970s sand float or a hand-applied lace texture, both common on older Grand Junction homes. We mix and test the repair material on a board before it touches the wall.

4. Whether the elevation needs recoating

A patch on a coated wall can show as a shade difference once it cures, so a full-elevation recoat is often the tidier answer on a faded wall. On a wall with an even, sound coating, a patch can blend without a full recoat, and we say which applies at the estimate.

Why cracks happen here

Three things drive stucco cracking on the Western Slope, and only one of them is the stucco’s fault. Daily temperature swings of forty to fifty degrees are normal in this valley, and the wall expands every afternoon and contracts every night, so hairline cracking at stress points is the predictable result. Freeze-thaw makes it worse, because water sitting in a hairline crack expands as it freezes and widens the crack a fraction every cycle. Diagonal cracks running from window and door corners are usually the building settling rather than the render failing, and a crack that keeps returning after a proper repair is worth a structural opinion rather than another patch. A coating that cannot breathe traps the moisture vapour stucco has to release, which is why it blisters and sheets off in the first place.

Can you match my texture? Yes. Dash, sand float, lace, skip trowel and knockdown. We mix and test on a board first, then match the throw and the density on the wall itself.

Do I need to recoat the whole wall? Not always. On a wall with an even, sound coating a patch can blend. On a faded elevation the patch will read as a different shade, and we say so at the estimate so you can decide before committing.
